Is it time?
Signs your floors need refinishing
Good hardwood rarely wears out. The finish on top does. When that protective layer is gone, the wood underneath starts taking the damage, and that's the moment to refinish hardwood floors rather than wait.
- Gray or bare traffic lanesThe finish has worn through in hallways, doorways and in front of the sink.
- Scratches you can catch with a fingernailSurface scuffs buff out. Deeper ones need sanding.
- Dark water marks or dull patchesSpills got past the finish and into the grain.
- An old orange or yellowed lookOlder finishes amber with age and sunlight.
- A color you're tired ofSanding to bare wood is the only way to change the stain.
Hardwood floor restoration
Refinish, recoat or replace?
Restoring a wood floor doesn't always mean a full sanding. Here's how the three options compare. We'll tell you which one your floor actually needs at the estimate.
| Option | What it does | When it fits | Relative cost | Typical time |
|---|---|---|---|---|
| Screen and recoat | Lightly abrades the top coat and adds fresh finish. No bare wood. | Dull floors with surface wear only, and no wax on them | Lowest | About a day |
| Sand and refinish | Sands to bare wood, then stain (optional) and new finish coats. | Deep scratches, gray wood, worn-through lanes, color changes | Middle | A few days for most homes |
| Replace | Tears out the floor and installs new hardwood. | Boards too thin to sand again, or widespread rot or water damage | Highest | A week or more |
Most floors we see can be sanded and refinished. Solid hardwood usually has enough wood above the tongue to be sanded several times over its life.
Step by step
Our wood floor refinishing process
1. Walkthrough and estimate
We look at the wood species, how much finish is left, any damage and how the rooms connect, then give you a written price.
2. Repairs first
Loose, cracked or stained boards get fixed before sanding, so the new finish goes over a sound floor. See board repair before refinishing.
3. Sanding
We sand in passes from coarse to fine to remove the old finish and level the boards, with dust control to keep the rest of the house clean.
4. Stain samples on your floor
Color looks different on every species, so we put samples down on your own wood and you pick in your own light.
5. Finish coats
We apply the stain, then multiple coats of protective finish, with a light buff between coats for a smooth surface.
6. Dry, cure and walkthrough
We go over the floor with you and leave clear rules for when to walk, move furniture and put rugs back.
Pricing
How much does hardwood floor refinishing cost?
Refinishing is priced mostly by square footage, then adjusted for what the floor needs. For a typical 1,000 square foot area, the biggest swings come from repairs, stairs and whether you add a stain color.
We measure on site and put the full number in writing before any sanding starts, so there's no surprise on the last day.
What moves a refinishing price
- Square footage: more area, lower cost per foot
- Board repairs: done before sanding
- Stain vs natural: stain adds a step and drying time
- Stairs: treads and risers are sanded by hand
- Finish type and coats: harder finishes cost more
Timing
How long it takes, and can you stay home?
Most refinishing jobs take a few working days, and then the finish keeps hardening for a couple of weeks after we leave. Whether you can stay home depends on the finish and which rooms are being done. We'll plan that with you before we start.

Refinishing questions
Can I stay in my house while floors are refinished?
Often, yes, if part of the house stays open and the finish we use has low odor. You'll need another way in and out of the rooms being done, and pets should stay away from wet finish. We plan the order of rooms with you so you're never stuck.
How long does it take to refinish 1,000 square feet?
A floor that size usually takes a few working days: sanding, stain if you want color, and finish coats with drying time between them. Repairs, stairs and extra coats add time. Your estimate will include the expected schedule.
What is the best time of year to refinish hardwood floors?
Any time the house can hold a steady temperature and humidity. In North Texas, that means running the AC or heat normally during the job and for several days after. Mild spring and fall weeks are easiest, but we refinish year-round.
Can I refinish my floors myself?
You can rent a sander, but drum sanders gouge quickly in inexperienced hands, and those marks show through the finish. Uneven sanding, blotchy stain and dust in the finish are the usual DIY results we're called to fix.
What is the longest-lasting floor finish?
Commercial-grade two-part water-based finishes and oil-based polyurethane are among the toughest. The right choice depends on your traffic, pets, color and how quickly you need the rooms back, and we'll recommend one at the estimate.
